Beautifully remodeled home in Schnitzelburg!

Single-family residence buy & hold investment in Louisville .
Purchase price: $164,500
Cash invested: $54,000
Sale price: $169,500
The nicest property (interior/remodeled) we had purchased in our REI journey. And in a very up and coming neighborhood. We didn't have to do much to rent it. And it's been a great income producer since!
What made you interested in investing in this type of deal?
It was a flip by some else. And they did a good job, as it was lovely. It had also been on the market a while. So I knew we had a shot at getting it at a lower price.
How did you find this deal and how did you negotiate it?
Driving through the neighborhood. Then we peeled an Open House before going back with our realtor. Zillow gave me so the info we needed on how long it has been on the market.
How did you finance this deal?
We opened a HELOC on our home, which we paid off before we started our real estate journey. So the cash we didn't have, we got there. We did this on every deal since.
How did you add value to the deal?
We didn’t have to do much. Murrow and small wall cabinets in the bathrooms, closet shelving, waterproofing the cellar (the seller split that cost with us).
Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
Our realtor on this was Lisa George with Keller Williams. We used her on every deal since. She’s amazing!
