We went to weddings, birthday parties etc over the years here.  

I feel like a celebrity lol :).

Lots of lessons learned, I'll put my thoughts together and share later but right now I'm going to celebrate.

The spring is dead, only a few guests here and there (mid April till the beginning of June) From June-September or even October depending on weather, we have a lot of guests that come for the mountain biking, vacation or weddings, or bachelor parties.

Celebrate the differences. 

Lease renewals on good tenants are a time to celebrate, not get another 4% chunk of my annual revenue taken away

We arnt married we are postponing our wedding untill we have enough to buy the duplex. been together for 4 years so we are pretty sure. she doesn't live with me due to cultural differences she has to stay living with family untill she is married. so it's only me being subjected to this mess.

Maybe being close to the cities will have a higher occupancy rate for people staying for events like weddings though.
