I would ask the PM to provide notes on any variances past a threshold that is meaningful to you.

I could be wrong but it's just a thought.I guess what I'm wondering is if wholesaling in Reno/Sparks worth it or a waste of time?

The way I look at it, if you have Wal-Mart type margins, then you need to scale it up to make a meaningful amount of money.

I'd have to buy a fair amount of them for it to be a meaningful investment for me, I am not terribly interested in near term income, as my marginal tax rate is quite high here in CA.  

Based on those requirements the contractor can give you an estimate that is meaningful.

The basis of the question was to see what type of materiel I would want to use to spark the interest of investors. or what kind of materiel I should use to conduct my investor seminars I am currently am not an investor but I am learning through the book "Millionaire Real Estate Investor" by Gary Keller and use that book as a spring board for my seminar presentations, but that is geared toward new investors.
