Regarding due on sale clause, if you record the CFD you need to review your loan docs as it does add a lien / equity position to the title which the lender may per their docs need permission.

if you give them permission to say NO  you will get either a NO or a YES not a maybe which is just weasel out because they are afraid to say NO.. it worked in the 70s it worked in the 80s and I am sure it works today.

Besides, you would need some form of permission from them if you were going to contact the lender directly as well to bring current and hopefully save a deal.
