I'm in a very hot Nashville, TN market, and my current home, built two years ago, served for 7 months as a STR property (short lived due to awful neighbors), and then I was able to get lucky and signed a Nashville Predators hockey player to a 10 month lease fully furnished, cash flowing over $2k a month...

I drawn up a site plan , looks like the 10k sqft building will fit, the land is flat and almost rectangle, with set back and required landscape, I still have 52+ parking.I plan to build and hold on it, as a steady income for retirement,  maybe use one or two unit by myself, as my wife always want to try a coffee/ice-cream/yogurt  shop.

I have been waiting for someone on the BP forums to explain to me how a Wyoming LLC will stop a plaintiffs attorney from filing a claim against the deed holder when their client falls in front of your property because of a down tree or ice patch amongst the many other common claims a real estate owners encounter....and to this day  crickets.
