A PM should be able to knock on the door and strike up a cash for keys agreement.Otherwise just engage an eviction attorney, post a 3 days notice for failure to pay rent assuming they're not paying, and then evict them.

Also, there are a LOT of distressed property investors in the area using the tax deed list in San Diego as their working list of homeowners to seek out, all hoping to strike a deal with the homeowner prior to the auction.

I am considering the Dallas Forth Worth area at the moment, as it strikes me as a high growth area with continuing future upside.

You need to know enough though so that you don’t strike out or get hit with a fastball and end up injured on the bench. 

Be sure to check for limitations on assignability; some realtor contracts say that the contract is assignable only with written permission of the seller - you probably don't want that wording, so you'll have to strike it through or have some addendum that overrides.

As well as continuing to improve our service and contributing to the community with more education etc so that when the impending doom strikes eventually (ie the market balances out) and the Labradors quit, our team and all our investors will be poised for a real estate spree.

I am not a flipper, and anyway you have seen their advice (most of which strikes me as on-target, but again, not my area of expertise.)
