Those will give you sleepless nights and cause bile to burble up in your mouth when you write checks.You can take some gambles when you have a deep enough portfolio to support the misses, but when you're starting out, you really need that first one to be right, even if it means biding your time and continuing to build your war chest.The worst deal I've done recently was one where I convinced myself that I could make the numbers work rather than waiting for a better deal to come along.

SPAM - Apparently after the grand deed is signed in your name, that public record is now available to spammers..I got about 4-5 letters in the mail of "dated materials" with copies of that grant deed and a "submit payment of $54.95 to xyz..." for a frame picture of that paperwork.

There are a number of listing agents who will not respond to an inquiry from a non agent.Also keep in mind that if the body of your email is the same on all 50, it could wind up in someone's spam folder...so a follow up call may be needed.
