I commend you for your fortitude, drive, persistence, and determination to pursue real estate investing.Like many on here have said, take care of your mother and focus on school and get your finance degree.

Experience, smooth talking, and knowledge all gets trumped by people who are like-able at their core and are persistent AS HELL but professional when they are pursuing clients. 

Basically You need to have staying power,temperament , and persistence when things don’t turn out , when the tenants are calling again on a Sunday night at dinner , when the deal falls through , when the furnace or HVAC dies .

With this in mind, I would say start small and deploy cash to get smaller multifamily in a strong market and persistently do the BRRRR process a few times and work your way to larger properties. 

Probably the best thing to do is have persistence with it. id imagine the people trying to get address and your phone number are trying to sell your information. 

Be prepared to get a lot of No's, but persistency will prevail and you will be able to find common ground.
