Hello All,

Just wanted to share my experience with this company. I have been a cash investor for a few years now and wanted to venture out in using hard money for a property I found. So I reach out to a few lenders and Micheal from IMN Capital called me THREE TIMES A DAY EVERY DAY. I respected his persistence so I obliged. I spoke to him about the prospective property and put him in contact with my realtor. We went over the deal and he sent me several emails asking for an upfront fee of $200. 

As time moves forward and I put an offer on the property Micheal increasingly becomes harder and harder to reach. Finally, when I get the property under contract he provides me with a Proof of Funds letter. We go over the numbers and asks for another $135.00 for an "ARV Loan". He couldn't explain this to me in a way where I felt comfortable sending him any more money but since I was already in a contract I became concerned with the funding and didn't want to miss out on the deal. So I send him the money. After the contract was signed Micheal was no longer reachable. I would call and call. Send emails but never heard from him. He finally calls me back and says "Give me 15 mins, I'll call you". Never calls back. This goes on for days of the back and forth. Finally, I said forget it. I'll find another lender. The realtor reaches out to send out a cancellation agreement he then bombards me with all these calls and emails calling me outrageous names due to me moving on with another lender.

Please do your due diligence before you use any LENDER!!! This was my terrible experience. I even found out he has done this to other people the same EXACT method. PLEASE BE AWARE!
