It was a positive experience, and is my best cash flowing deal, though to be fair, I mostly invest in value plays that aren't oriented towards cash flow.Participation requirements vary by sponsor, but if you're not accredited you at least need to become a sophisticated investor via some level of MF education.

From my experience, Colorado Springs is more family oriented, affordable, conservative, mountainous, and not as busy as Denver.
