Comparing your ex ante to your ex post will give you a good idea about how good you are at forecasting things.Much of the hair splitting doesn't matter a whole lot after the purchase IMO.

Take a GC and go over the house with a fine tooth comb if numbers still work ok and the house is ok then take it.
