After the Purchase Analysis
I am a CFA charterholder and work with my friend who is a CPA and we perform small business accounting which includes some work for real estate investors on financial reporting and analysis.
So, my question is what kind of performance tracking and analysis does everyone perform on their rental properties? From what I have read it sounds like a lot of attention is given to the ex ante analysis but not much ex post. (50% rule, 2% rule are both done before the purchase) I am looking for some additional research that real investors find very helpful or things that they [/b]wish[b] they could know/see on a regular basis.
I am a huge fan of excel and can model just about anything so be creative in your responses.
I would like to give some credit to J. Scott for his excellent return calculations that he posts openly on his blog.
