Thanks @Jordan Holt out of curiosity, have you done this strategy before?...

Im not even a newbie cause i just found BP 1 week ago and caught a big bug of curiosity by listening to their podcast non-stop.

I fear failure of course but hope for success, and I expect to buy more after rents start coming in and proving to be real in a town with plenty of unoccupied rentals.A curiosity: unofficially I've been told I need a city licensed property manager. 

They have added a reinvestment option, where your interest accrues interest.

I have the cash in my account to pay it back so I don’t accrue interest on it unnecessarily.

I anticipated pushback from renters due to lack of visibility into the numbers, and figured if submetering was reasonable it would be much nicer to have the data (both for curiosity's sake and for transparency) if it was easy/viable. 

All accrued interest will be paid on the back end at refi.

Even with all the research and knowledge build up that I've accrued over the past year I am lacking the real life experience and is why I'm looking to pick an investors brain and truly prepare for my first deal. 

You've got all the ones covered already that I would have suggested.Out of curiosity what made you eliminate the rest from consideration?

My cousin still accrues equity and gets tax breaks.
