I would plan for that scenario when, Murphy's law, two appliances break, you need a new deck, and the place is vacant a month or even two (check your vacancy rate for example)..Of course, much of your success may depend on your landlording skills (the quality of tenants, the potential damages, costs of turnarounds, your ability to secure good tenants promptly etc).

I think that if you could rent it out during more than one season it may be worthwhile, but the conversation that prompted me to do the math was in regards to having a house on an island off Maine called Vinalhaven that we visit frequently.

If they were going to ask a realtor to do sell for them then an email from you is not going to be the deciding factor on this, they would have this in place anyway.Your email may prompt them into the move though and if your email has the compelling info they are looking for then you WILL have success.Go for it!!!

Being a good investor you promptly address the issue only to get a bill for 37,050.05 for clean up a month later and an hour later the building inspector shows up and then tags the place for asbestos, it being found during the dope clean up.
