Landlord and Tenant agree that three (3) late payments any 12 month period constitutes chronic lateness and may be considered a just cause for eviction. 

Or 'I have chronic insomnia, I need you to provide blackout curtains and a white noise machine.'

Tenants that systemically thrive on landlord weakness WILL ACTUALLY FIND YOU.

If it were weak enough to bow because of 3-5 pound tiles spread out across it then wouldn't a 100+ pound person fall thru it?

The arm rests were built really weak so they all were broken plus people were spending far more time at the home because of the comfort. 

Chronically late tenants... you'll get tired of reminding them - but once the rent is late with those tenants I'll text them asking when the $ (rent amount with the late fee added in) will be sent to me. 

Note that if you really do have bedbugs, you generally hold very weak cards in front of a judge.  

Which is the reason I will always anticipate going for a solid property management company to help shore up my “weakness” in that area.

Some of these leads are weak (tire kickers), some are good.

If you do not have the things I mentioned then it seems on this particular issue your stance will be very weak in court.
