I have a rental home in the suburbs of Portland, OR (in Clackamas County) and have been asked by two separate people if I would consider renting it out as an adult foster care home.

If this is a true offer to rent, i would have the company sign and each adult tenant, this way they are all responsible should something happen, do not accept just the companies signature. some people may think this part of my answer is prejudice, that certainly is not how i want this to be viewed, it's only meant as to CYA, but if this is a contracting co. make sure that the workers that will be renting are legal as well, if not and something happens, you can forget ever recovering your costs in any way. maybe @Chris K. could answer if that is even a legal question you can ask a perspective renter ?

According to my client, her mom will "co-sign" on a lease, but in my experience landlords are interested in the credit and income of the adults who will actually live in their apartments, so a prospective tenant having a supportive mother doesn't impress them.Can anyone offer suggestions for this client, aside from getting her credit cleaned up?

As i have heard, many professionals can be involved in the buying process and i was curious as to who exactly would be needed in certain transactions such as wholesale deals or fix and flip, and rental investments. as a young adult trying to get in the business, i see it crucial to make sure i have to right people in my corner during a transaction.
