I filed for the eviction back on Feb. 25 I am currently waiting (about 3 weeks, maybe sooner) for the Cook County Sheriff to come and put them out.

Hi @David Worst,In addition to lease agreements, ask for T-12 (last 12 months of *actual* income and expenses and not some fantasy that the listing agent has cooked up), past 2 years historical, capex report and current rent roll.

While it may take you months in Illinois, especially cook county, to evict, I can have someone out in the same month they miss rent.

If you think you are going to go bankrupt, wait until you get the bills for water, gas, cable, internet, trash, mowing, electric and sewer while the place is unoccupied.The worst thing that can happen is that some meth head breaks into your place, steals the HDTV, and sets the place on fire while cooking meth; but don't let that discourage you.

I also suggest stopping short of building a full kitchen but rather put in a kitchenette with a counter top convection oven and a 1 or 2 burner cook top.

She currently has a single wide mobile home that is past the point of repair (will be demolished), the brush (trees, vegetation) is overgrown and needs to be cleared, and she is extremely motivated to sell.I have a few questions:1) The lot is located in a mixed use area, consisting of residential, mobile homes, and a few warehouses.
