Buyers were required to acknowledge this assessment and its associated costs for the current year, as well as for subsequent years.Subsequently, it became evident that condos sold in the first half of 2021 were priced notably lower, ranging from $50k to $70k less than those sold after May 1, 2021.

USVI has similar programs as PR for those that invest in Enterprise Zones and/or establish companies within the territory receive a 90% reduction in income tax + waiver of property tax, customs duties, gross receipts, among other things.While each territory has its own unique tax incentives, we still enjoy the best of both worlds as we also have federal Opportunity Zones, in fact, I believe ALL of Puerto Rico is within an Opportunity Zone.

But that's not always the case and if the seller's relief in the event of a buyer breach are not limited to a forfeiture of the EMD or some other fixed liquidated damages amount, then the damages will be determined by doing some math -- take the contract price you agreed to pay ($250,000) and then compare it to the contract price the subsequent purchaser paid and then add in the expenses incurred by the seller in connection with the resale.
