(They could have used a chemical to wash the stone down but many of those chemicals stain concrete). 

Because there’s only so many complaints you can take about “a glove being left in the driveway” or the “wrong color mesh was used on the gate to prevent dogs from barking” or the old standby “driveway has stains/isn’t white enough.”

I think your problem is that instead of listening to what others have to say that have proven with data and evidence that a 80% success rate is real, you let ego and stubbornness stop you from giving anyone else that is out there to help you a chance.So John, if you still stand by your opinion that a 0.1% success rate is what works for you, then that is your prerogative.

Some of them are very stubborn about negotiating, even if their property is in awful shape.

Putting a single number on a property is a little flawed in itself when you factor in flexible/stubborn sellers, adequate/inadequate marketing, etc. but a single number is required by most lenders.

I never knew why it was a thing to put ugly carpet over hardwoods, but I've had the carpet ripped out in multiple of my units and had the hardwoods sanded, stained and refinished and they look AMAZING. 

BTW the sellers’ agent is telling my agent stories and lies left and right.My agent is on the phone and emailing the sellers’ agent every day but the sellers’ agent is very stubborn and doesn’t make any efforts to move forward.

New to my market and stubborn on his process.

Also, stains on couch cushions and the fabric on the dining room chairs that might not come out.
