Hello all, I'm John Castolene, i've worked hard my whole life and was fortunate enough to save some money and buy 2 rentals the old fashion way with sizable down payments, i consider myself a newbie with some rentals but would like to expand into other markets, really starting to research alot, started my own anonymity structure and would like to learn more about acquiring properties with little to no money down, really would like to create a deal like this !!!

I agree, Denver is not an easy market right now to be buying in, we have a ton of competition, other fix and flippers, both pros and newbies who hear that the market is great so they try to jump in, landlords, who are running their numbers in a very different fashion and are not concerned with fix and flip profit dollars but who are still making money because rents are skyrocketing and interest rates are low, and owner occupants that are willing to put in some sweat equity because prices are going up so fast they are getting priced out of some neighborhoods.

I can see my attorney (in pit bull fashion) asking the underwriter for the specific section of the FNMA guide that identifies this as an issue... good to have an attorney that specializes in real estate law...

Just don't make baby boomers be your niche, many of that generation prefer all the old fashioned 20th century salesmanship nonsense, they like being lied to, and they enjoy being manipulated (context: I got started as an assistant to someone from that generation, and kind of got started on my own when I realized that the younger consumers would ignore him and communicate with me instead, but the older consumers never wanted to speak with me at all because they preferred the lies and manipulation).
