I spent about the last year trying to get back to a spot where I can begin to get back into real estate investing and rebuild bigger and better.

I feel like this law was created to discourage investors or anyone who wants to help rebuild certain areas of the city of Louisville.

MTR does include traveling nurses but also insurance (waiting for home repair/rebuild), people waiting on their new homes to be built, other professions in town on a work assignment (Duke Energy, Bayer, have been a couple) and the STR's attract everything from weddings, funerals, graduations, fishing tournaments at Jordan Lake, local classes....in short, we do not have much lifestyle appeal but I still stay booked.

Our main home is one story and we'll be rebuilding our garage (with a larger footprint) and putting the ADU above it.

I can demonstrate to my kids rebuilding a kitchen by taking them to a property under construction, but that doesn't teach them WHY I'm rebuilding a kitchen versus just doing cosmetic renovations versus knocking the whole house down. 

Big difference.Your property may cost 350k to rebuild if it burns down, so if you insure replacement value that drives up the cost, especially now with inflation. 

Dwelling (Building coverage)The limit should be based on the Replacement Cost of the building (cost to rebuild withthe same kind and quality excluding the foundation)2.

It seems to us that one could pickup properties fairly cheap and rehab them, not to mention being involved in helping rebuild this once beautiful area.

It took me awhile to rebuild (confidence and financially), I eventually began to dabble some again but couldn’t really get traction like I wanted.

I too want to be a part of the rebuilding process of Detroit.
