Louisville Investors Beware Squatter Rights!!

Hey Biggerpockets,

My name is Bobby Burns. I am a RE investor in Louisville, KY and Seattle.  I have a 6 unit building in Old Louisville, KY that just became completely vacant after a fire destroyed one of the units.  I learned this week that there is a squatter in one of the units who made themselves at home, after everyone who was on lease moved out.  I called the non emergency police line to evict the trespassing squatter. But come to find out the trespasser has rights to stay in my property rent free.  The police department can ask the squatter to leave, but if they refuse they can stay and will need a 7 day notice to pay to stay before going through the eviction process! Has any of my Louisville investors experienced anything similar to this?

@Bobby Burns yes this is true unfortunately. Have an attorney file the eviction asap. I am assuming you are self-managing?

Another option is offer the squatter money to get out. Works sometimes.
