It's in my lease that tenant is responsible for maintaining lawn, weeding, snow/ice removal of entrance walkways and USPS access to mailbox, and any other HOA compliance items, and that if tenant does not comply, the landlord has the right to hire a professional service to complete after giving tenant x-day notice to comply, tenant to be financially responsible for payment of professional service, to be considered as additional rent due in the month immediately following the landlord's providing the invoice to the tenant.

So the best I can do is what i'm considering doing, expanding the 3 unit to have a walk way to a standalone extension which is essentially a mirror of that unit.

This unit is attached by walk way to indoor water park and hence gets decent revenue all through the year. relatively, a stable investment.

Finally, on the day you don't shovel you are creating a liability that someone will fall and get hurt.Unless each tenant has their own walkway/steps/driveway, its probably easiest to hire someone to handle it (or do it yourself) then tell incoming tenants that it is a provided service.
