Right now I am of the opinion that this is a police matter and that I should tell the tenant living in the unit that if she is unwilling to give her partner access to the unit, that I will have to be present with the police to make sure she allows the other tenant access.

When we get a noise complaint, it's often because either the offended tenant tried to talk to the offender and it didn't get resolved, or the offended tenant is unwilling/unable to speak to the other tenant about the problem.  

We attempted to leverage the vacancy to get a better price but they were unwilling to come down any further.

Apparently AIRBNB is very bureaucratic and unable or unwilling to use “reasoning”.

Right now, it would be hard to guarantee vacant at closing for a buyer if the renters were unwilling to leave, especially if they are still paying rent.

One of the most stable scenarios would be buying RE after you have an engineering w2 job to support the loan, should tenants be unable or unwilling to pay rent.

This can result in a large tax Bill when selling a property, the inability to receive top dollar using owner financing because the amount owed may be more than you receive for the down payment, or not being able to accept a great purchase offer because unwilling or unable to pay the taxes.
