If it appears that selling the home in the future at a profit is unlikely for either of the deals, then it seems that both deals are unfavorable.

We are halfway through our 25yr mortgage but due to Chile's insanely strict (and unfavorable) mortgage rules, unfortunately cannot pull equity out.

Be advised, though: Some seller financing offers may function more like rental agreements than traditional mortgages, and offer unfavorable loan terms that offset any initial benefits to be had.
