Rent to retirement company realism

I have been looking into the deals offered by rent to retirement. And, to be honest, some of it looks too good to be true. 
my question is: are the numbers they’re displaying on their spreadsheets realistic?

I have yet to hear 1 downfall of the company. Please, spill the tea.

I am closing on a property through them next week so I may be a bit biased. Living in a HCOL area, it has been tricky to find any rentals in the area that made sense. Also, the amount of cash I'd have to put up was intimidating for my first deal.
