Aloha Dirk, Like in most places, Hawaii has a mix bag of contractors from really good reasonably priced ones to dirt cheap shady ones that do shoddy work that could lead to fire (bad electrical work) or health issues (mold) for tenants.

if you were worried about them trying to take money from you, then you should have been smart and put a meter on their water pump after you told them to flush it out or whatever so that you can gauge how much extra you cost them and then take that off the rent and then there's no discrepancies. it was completely due to your negligence that caused them an inconvenience and a health hazard. not sure we're all these other landlords get off assuming these are just cash grabbing freeloaders when they didn't do anything except do their part and move into a place and pay rent.so you can benefit from them doing so.

I am going back through the signed Pet Agreement and I do have two statements pertaining to this that read "Tenant will not allow pet(s) to cause any danger, damage, nuisance, undue noise, or health hazard," and "Dogs: Must be controlled at all times.

@Mike Most The Great job on building your equity base and how smart you are to be looking to othe markets, I work with out of state/country investors and help them create passive income with midwest rentals and here's a few things to consider:- Competition is everywhere and only growing in any worthwhile area, so instead of looking for places with less of it I'd focus on building the team that can still deliver results. - The time is always NOW, so many people stayed out of the "fight" over the last few years and now with rate hikes they are kicking themselves because they missed out.
