I moved to columbus and so did thousands of other people for the opportunity and the economic development. look at the net migration patterns. that's what drives development, economies, etc. if you have some data to back up your investment thesis I'm all ears. but my focus is on Central Ohio new construction economy.

There were five cracked tiles identified and it was recommended I have a storm collar placed.

Framing, drywall, tile, installation of cabinets, etc. 

Probably doesn't happen often, but because it can happen, tough to get tile insurance before the 2 year period ends.Is it possible someone could buy without title insurance, sure. 

For example if they did backsplash on the kitchen, make sure no tiles are cracked and there's no small little holes in the grout between the wall outlets.

Also, quality flooring (hardwood, tile, etc) helps. 

I don't how much my property taxes will increase on these properties, can't see any logical pattern (confirmed with other Indy investors I talked to).

When you replace the wall tile and shower fixtures - Larger scale tiles (24x48) should be more affordable on labor, less grout and easy to clean. 

There's nothing worse then having a plumbing leak and having to rip out all the tile you just put in. 

HiCurrently live in a 1958 home with an oil furnace from 1997 and original terra cotta tile lined flue, which I am told would be a good idea to have relined with a stainless steel liner because the tiles are no longer aligned.
