With two teens and a job, I'll do my best to post, but for now it's mostly reading and loads of questions. thank you in advance to everyone who contributes. 

1) Will we need to prove that the teen was working for a company and was on a business assignment?

I see plenty of deals that are 5-7 year holds with mid-teens IRR, which means even if you're getting a preferred return of 6-10%, after the sale, the expectations are to have a much higher annualized return 15-20%.

When my teens sleep in until noon or 1, my first thought isn't 'awesome, these guys are crushing it.'

I like to see at least $150-200/month/unit cash flow and mid teens ROI.

They do have problems in other climates when the temp gets below the teens during the winter.

(For people not local to S FL: don’t forget, we have hurricanes that tear roofs off like a teen with munchies opening a can of pringles). 

Without inflating the dollar, along with going to war, we wouldn't have air conditioning, refrigerators, food surplus, obesity, TV, the Internet, computers, cell phones, airplanes, aluminum foil, lasers, mass transportation, radar, GPS, cheap clothing, an abundance of fuel, "forever stamps", office chairs, lots and lots and lots of housing sub divisions and everything in them.

I have an owner who is currently renting a 650 sqft studio a mother with 2 teens.

I always have had an plush emergency fund, since I was a teen.
