Even if it were separate property, H's estate owes reimbursement to the marital/community estate for part of the CP spent on SP (payments on loan, taxes, insurance, maintenance, etc) over the years because CP earnings paid for these itemsSub-2 won't work because dead H cannot sign/notarize docs required.Not my site, but useful chart: http://blairwells.com/helpful-...

I think the big remaining confusion is that cap rate can be used to describe an individual properties performance (a 7 cap is the percent return you would get if you paid all cash for a property with no debt= 100,000 property yields $7,000 per year), but the cap rate can also be used to signify what return the market place will pay for a property (The going cap rate is a 5, 6, 8, etc).

You can also check the crime map, or the sex offenders registry, if there's a heavy amount of them it signifies low standards and a C-/D area.
