One thing that allowed me extra time to focus on my real estate is that I worked a 3rd shift job for many years.

However, office vacancy rates are still expected to peak in mid-2025 at 19.8%.Smaller companies are stabilizing and shifting toward expansion, while 58% of larger firms continue downsizing.

Anything can happen: the market can shift, we can go into another extended lockout period, the property can be destroyed by a natural disaster or by vandalism, the list of contingencies is endless.

Once you pick one give it a serious dedicated effort, but if it's producing no fruit after several months you can always pivot and shift.

I think you will see a shift on eliminating buyer brokers. 

The shift in rate environment could also accelerate the luxury STR market as inventory is exceedingly low and jumbo rates have fallen precipitously. 

As we are in Q3 of this year, I am noticing some shifts in the market.

I can see these criteria shifting significantly as I become a more seasoned investor, but for now, they're helping me feel less overwhelmed about my decision-making.
