Miami is phenomenal and in my opinion one of the best you just should look at the ugly raw lands, etc. you have to buy ugly land to make a lot of money so it becomes more about land entitlement, wetlands removal, floodplain removal, etc to get lots to a buildable level.

There is always a way to find the "low hanging fruit" you just need to know where to look and work with the right people!

Ft Bragg is top 3 of the DOD in terms of just raw personnel and unfortunately BiggerPockets has a hand in making the rents go up artificially there, but the strategy is still sane.

A century, or whatever, ago I would have loved to have bought up raw land between them for probably a couple $/acre. 

That will probably take more cash to get in now, but may provide more fruit later.

An example I am aspiring to is a social media "persona" developed by Matt Piche (aka Fruitful Invesor) from Waterloo who had build quite a business partering up with people.

Personally, I decided to keep my W2 while expanding my real estate portfolio for the above reasons and it has been very fruitful.
