**Subject: Advice Needed: Considering Purchasing Leased Agricultural Land**

I hope this message finds you well. I am reaching out for advice regarding a significant decision I am considering, and I would greatly appreciate your insights and guidance.

For the past seven years, I have been leasing 72 acres of raw land contiguous with my property for agricultural purposes. Over this time, I have developed and operated a successful farm business, including a cow-calf operation and a farrow-to-finish hog operation. The land, primarily brush with good drainage, has been essential to the growth and sustainability of my operations. Notably, I have invested personal funds into clearing a portion of the land, complementing existing features such as solid fences and a stock pond.

Recently, the owner of the leased land has offered me the first right of refusal as the property has come up for sale. Given its strategic location, highway and county road frontage, and its integral role in my farming endeavors, I am seriously considering purchasing the land. However, I seek advice on several crucial aspects before proceeding further.

Firstly, I am unsure about the best approach to financing the purchase. While land prices in the area average around $10,000 per acre, discussions regarding the owner's asking price and potential financing arrangements are pending. I am open to exploring lending options from reputable institutions or negotiating favorable terms with the owner, including the possibility of owner financing.

In terms of financial readiness, my wife and I, both employed off the farm, collectively earn approximately $100,000 annually. We are fortunate to have our 12-acre property and house fully paid off, with a credit score in the 800s and minimal outstanding debt. Our monthly surplus income, after accounting for all expenses, amounts to $3,800, providing a solid foundation for potential mortgage payments or land-related expenses.

While I am confident in the value of the land to my operations and its long-term potential, I recognize the importance of careful financial planning and strategic decision-making. Therefore, I seek advice on navigating the complexities of land acquisition, including assessing financing options, evaluating long-term financial implications, and ensuring a seamless transition to ownership.
