All of your assets become hers (especially if you make the mistake of getting her pregnant).

We started saving in a 529 when my wife was pregnant...... we make good $$.....we have enough to send him to a moderately expensive school with no issues...... make too much $$ to likely get any financial aide....He play football and want to play in college, so that is factoring into his decisions.....he's good but not good enough to get any decent level of scholarship $$....grades are average so not much help there either....My dilemma...... he really doesn't have any real clue what he wants to do or where he wants to do it.

These protected classes are race, color, sex, national origin, family status (e.g. can't refuse to rent to a pregnant lady), mental/physical disability, and religion. 

The reason I hired nestegg was because I was 6 months pregnant and my tenants came home at 9pm to some water on the floor of the mechanical room. 

It was a 3 story walk up and we had just gotten pregnant.

Fair warning though: my wife is 9 months pregnant, so I'm juggling that and this property while working a full-time job, but we'll make it happen.

You could interview them, inspection the condition of the units, and take an application looking at credit, employment, income, criminal history, eviction history, etc.You just can't base a denial on any protected classes under Fair Housing laws: Race.Color.Religion.Sex.National Origin.Disability (added in 1988)Familial Status (having children under 18 in a household, including pregnant women) (added in 1988)

Sometimes the owner knows what they are doing isn't legal, or not "fully legal" (whatever that means - like a little bit pregnant I suppose) and they are counting on not getting caught.

I like the suggestion of making it seem like her idea to stay an extra month or two to avoid moving in dead of winter - she is also pregnant and due in spring.That said, it is clear she is “testing” me and I know I can get ~$200/mos more for her apartment than what she pays.
