So thanks to the people that helped me adjust my mindset in literally one day of interacting on here.I went into my Followed Forums and removed Starting Out and Wholesaling from that preference.

It's a personal preference.

The company that did the repair is their "preferred" vendor for these things which in itself is not sketchy, but I don't think there is a way for me to know if it is a friends company or something.

With that being said, I also want to make sure the market conditions are right and the math makes sense so that it is a wise investment, not just based on our preferences of where we want to live. 

I prefer new construction homes where an opportunity for a good deal presents itself How did you find this deal and how did you negotiate it?

I've done a lot of wraps and subtos and highly prefer the seller-finance strategy for a lot of reasons, including offering the opportunity of homeownership to those otherwise rejected by traditional banks.

You need at least one handyman on speed dial (preferably more), a good contractor for the bigger things, roofer, plumber, electrician, cleaner, etc etc.
