As new vacation rental owners I think our biggest concerns are liability and the potential of loosing everything to a hurricane.

I've been on this platform for about a year, and while I find it extremely useful, i feel as though some of the leaders in the forums are thinking too black and white and potentially shutting down excited new investors. 

They cancelled our contract for "being out of process in the processing of your future S8 tenant's paperwork".

Proof of claim reserves any rights you have; if you have a lease with the tenant your “claim’ is the amount of future rent owed on the lease.  

But then after finding something I'm interested in, I usually have to do more evaluation on a spreadsheet (find out a cap rate, figure out potential rent, interest calculation, utilities, property taxes, wear and tear, depreciation, etc) and then find that the numbers don't work out.It would be great if there was a tool that had all that information in one place, and would do the analysis instantly!

Plus, if the property is in a desirable location, you may have little trouble finding tenants.However, there are potential cons to be mindful of.

I took many courses before actually taking action on my first investment and I still have self-doubt when attempting new strategies and I have failed.Second, anyone who has not experienced self-doubt has not pushed themselves into the uncomfortable place of trying something new and potentially failing but learning a great lesson making them stronger.You are capable Robel.
