I want to offer as much as I can in a single effort (letter or call) in a polished way.Any feedback is welcome, thanks in advance!

I see tons of wholesalers try and polish up their numbers and make the property look like a better buy than it is.

@John Morgan is spot on in saying that it can also act as a deterrent for those tenants who initially might be considering some type of legal action (that LLC does present a "polish" to the business, if you will, and can help to keep things in order.

Am I being too cautious or is it a possible dump that can be possibly polished up.

@J Scott,I would rather have a book by someone "real", small flaws and all, then a polished book watered down by multiple editors that takes an extra six months to get to press. 

Even a well polished turd is still a turd.

I just set up an LLC to get the general contractors licence required to do rehab work in WA, established a relationship with a local portfolio lender, started working with SBA and SCORE to polish off my business plan, and now I'm looking to reach out to BiggerPockets members. 

You will find brand new people to the game and those that have been polished with years of experience, both good and bad.

AS hard as yellow letters try to be very simple like pitching to simple minded folks we go the other way much more polished and sophisticated.
