Your ROE is getting worse every month because you owe less.

It can even be used to show that birddogging fees are not illegal, because of the actual wording of the judge.Even though the case law may not have overturned there have been new laws added since then which may make it a moot point.

This isn't optimal from a ROE standpoint, but it certainly will allow me to sleep well at night as financial freedom nears.My personal viewpoint is that the time to buy *some* buy-and-holds was yesterday IF they are purchased in the right locales.

12-20% ROE just from appreciation over the long term!

The Bay area cities are famous for passing laws that get overturned.

Not many investors ever calculate thier ROE.  

I did the exercise with a commercial loan that I have and it's nothing to get too excited about :-)  Still, it's better than the bank checking account.Anyway, another way to skin the cat is to look at RoE (return on equity). 

No response, I issue a 3-day notice "hold and overturn" and involve the attorney at that point.

At least I got the appreciation that has ben incredible in my market.Which brings me to my other problem which is a very low ROE

This seems to be the case for all ROE property in my area.What other methods can I use to find the actual owner of these property?
