The trends I have observed is that the City opposes density unless clearly allowed by code. 

As in all things, there is good and bad, but I'm happy to share my observations and experiences.    

There could be major water damage, mold, or residue from their meth lab.My recommendation is that you observe a few foreclosures to see how it goes and maybe look for an investor that can teach you the ropes.

Even with crazy high rents, when you have to get into a property for 1mil, it's just hard for the returns to out pace the cost of capital, especially when you factor in all the other costs.The oddity with the last observation is that without capabilities these markets also tend to be the biggest challenge from an execution standpoint for someone just starting out. 

Perhaps this is dead simple observation, but it seems like that equity I took out (which I'm still paying interest on) should be factored into the new property P&L since taking out equity is never seemingly total free and clear.  

You are giving up a ton in equity capture with your 100% SF scenario is my main observation. 

That's an interesting observation.

But in my observations of scrub wearing pedestrians, I haven't spotted any on Cross St.
