If they don't pay rent on time they would always have the option of paying the parking meter machine.

Personally when I rented I was always rolling my eyes when I saw a coin-op machine in the building and felt like that was just an extra hidden cost into my rent.

The house also needs freshening up (it's a time machine to 1982).

It took me about 1 hour and I was done . now I have lots of time to get a replacement the spare covers the current  problem .I dont repair refrigerators , washing machines or dryers , its cheaper and faster just to replace .

Odoban, as well as an ozone machine, may help.

One trick we use sometime is take a water hose from the back of a washer machine...

Like Mihir its a decent area......i have an acquaintance that owns a body shop just south of that area......thats the only time i would go down there...... im a car guy.......and that area and south of it has a lot of body shops and machine/speed shops like automotion, RPM, quinlan....etc

Furnaces/ hot water heaters appear to be pretty newer, outside condenser units are 50/50 newer/ older.Some updates to units, only 1 washing machine in all 8 units!

I would go with "I'm a local investor looking for new properties, if you know anyone looking to sell please have them call me *hands them a card*"And/or write down the address, mail them something and/or try to find a phone number to call via your own efforts or skiptrace service.Deal machine app is pretty cool I've heard, never used it myself.

Like a well-oiled machine they are flipping properties as fast as possible and moving on to the next.
