Is the basement musty/humid and has potential for mold growth, water damage?

This is a bad idea because the humidity condenses and goes into the ceiling or walls.

Interesting.This may be a regional preference.I am in South Florida and all my tenants want and expect ceiling fans.it gets hot and humid down here and while air conditioning is a must, ceiling fans help move the air around. 

High humidity will stall dry times for mud.I've had crews that exclusively do drywall work do a house that size in 3 or 4 days, but that's their specialty, and they show up with 8 guys.

Tenants don't want to walk into a hot humid house that they are paying $150 + cleaning $. 

Crime, drugs, hookers with scams, meth addicts, arson, corrupt police in the neighboring town (South Coffeyville Oklahoma), the occasional flood, the hot and humid summers, bad roads, no decent restaurants, less grocery stores, etc.The joy I get is when Louisiana contractors that rent from me every few months bring me 10 lbs of boudin and gator meat in exchange for rent. 

That is great news and it sounds like COS is more STR friendly than other cities might be.I’m infinitely happy to have an absence of humidity since the Northeast US summers or Southeast or FL summers are my least favorite!
