Can anyone provide any thoughts, good or bad with respect to renting to college kids?

Are you thinking to rent the ADU as STR or LTR? 

In my area, if you own an investment propert/non owner occupied, you need to add it to a separate registry and file with the municipality in order to legally collect rent and have backing in case of eviction.

Nor will you get a Constable to go with you if you have not confronted the issues ahead of time......unless you encounter physical violence or a threat to your life, I highly doubt you will get any support in giving an eviction notice to a tenant.  

Often, these investors buy bundles (tapes) of defaulted loans at a great discount to the principal balance and then create workout agreements with the borrowers to get the notes to perform.

First time looking into real estate investing, and I've been researching different ways to get started with CRE without needing millions upfront.

I was given the opportunity to appeal the decision, and provided proof of new ownership and property management, but Air BNB is maintaining their ruling to delete the listing for being duplicated. 

I'm not a wholesaler, but I work with them a ton to source notes and seller finance deals.
