I think removing the vines/bushes and putting some mulch down and some new bushes/flowers should help.

If you're looking to invest in wholesale properties that need "rehab" work, your initial purchasing prices will be much lower in Denton County.This includes other conveniently located cities south of Denton such as Lewisville, Carrollton, Argyle, Lake Dallas, Flower Mound, and Highland Village.  

One is an solid cash flower, the other, not bad however I am dumping all cash flow from both properties to fix the one with "MISCALCULATED ARV".
