I went with a flat fee of 30k each.. and I then spent 50k on a big presentation in San Francisco.. included a room for 300 .. drinks etc. radio adds my flight down ( well I flew my own plane LOL  but my team had to fly down.. ) we sold those all of them in that one weekend.. so this lowly dumb @@@S realtor ( me) made 660k in one weekend minus 50k in expenses so like I said you can go both ways with commish.. and those builder were estatic their bank was putting pressure on them and they knew exactly what I was making since we had a listing agreement and I got paid on the hud like any other bozo realtor.

“Unless we are drinking a lot of Kool-Aid, then it’s a 25.”However, most syndications i have looked at seem to promote their skill in re-positioning to raise rents and adding value...and I am seeing plenty of sponsors promoting IRRs in the 20 ballpark...Maybe the big syndicators haven't caught on yet?

Now I realize he was a wholesaler but he was super paranoid.. he would not give me the address until we met and talked.. and he said he wanted to do business with what he called a friend so he wanted to meet for drinks ( Dutch of course LOL)  I told him I have plenty of friends don't need anymore and I don't want to have drinks with you.. if you don't want to give me the address then there is nothing more for us to talk about..
