We are going to be self managing our properties from out of state, and need someone who can show prospective tenants property, allow maintenance workers/inspectors in, and to hold our key.

And let me clarify, the questions you put above seem for a past landlord, I was asking about the open ended questions you would ask a prospective tenant.

I can drill down and market to just LIKELY motivated prospects.  

Not unreasonable to ask them to cut it down IMO.I would sue private nuisance and injunction from maintaining a private nuisance, and for interfering with prospective economic advantage (scaring away potential tenants with prospect of dwelling and car damage).Start with a nasty-gram from lawyer since you already asked and was turned down. 

And yes, bad prospective tenants can also find this out and see you as a mark.

Well, I'll repost here what I originally did in response to the email from Vrbo that some people got saying Vrbo was giving a promotional discount to prospective guests, and hosts could opt out if they wished.
