Make sure to take into account insurance and taxes as those are typically a killer in NJ and can destroy all the cash flow. 

They ended up staying 3 months, didn't pay a dime in rent, ran up the utilities, destroyed the property, terrorized tenants, and costed me thousands in legal fees to get them out.

That does not really effect your loan, but this can effect your rents and this can ultimately destroy your investment.

And while you are there, making sure the renter isn't destroying the property.

But if it isn't destroyed, and there is a chance you could incentivize them to move out and not destroy the place, it might be worth it.

I hear these landlords say they had to evict a tenant and the tenant destroyed the place and now the landlord can't repair the house.

A felony can get them deported and their whole business destroyed.
