To keep it simple the debate is, if someone wanted to work with you, or your current LLC on “partnering” to get an investment property.

I’m debating if I should implement rent increases for current tenants during lease renewal, even if it’s just $25/month to help keep pace with increasing costs and taxes. 

However, whether it's worth structuring your ownership via an LP for this purpose is highly debatable and is case-by-case.
