Partnering For Real Estate Debate

Looking to seek more knowledge on this topic. To keep it simple the debate is, if someone wanted to work with you, or your current LLC on "partnering" to get an investment property. Would you bring them into your LLC as a member or keep them separate form the LLC and have them invest on the asset (real estate).

I would think you would have them not included to the LLC even if it's long term. But rather keep them as an "investor" toward that asset. They would obviously have their % of return form it so to speak.
