@Eric CanningBackground: My wife and I are Airbnb superhosts with a few properties in the Poconos.We’ve had our share of troubling guests: - People who blast music at 2 AM and wake up the neighbors (our units are in an HOA so security is dispatched immediately)- People who don’t know how to operate a grill and nearly burn down a portion of deck railing- Late checkouts - Bacon grease on the walls, or crayons, or both- Clear evidence of weed and cigarettes being smoked inside the property (we have a strict, no-smoking rule)- Planters thrown from the deck two stories down, and lamps broken (same guest for both) - Holes in walls that obviously look like they came from a boot (drunken)I’m telling you this because we have opted not to review any of these guests negatively; rather, we don’t review them at all.

Where half way through the lease (year lease) and I just started smelling what smells like cigarette smoke (although I could be mistaken) in the shared utility room and it’s starting to come over a little bit through my side.

@Ned J.I was able to tour the upstairs since it is separate and he doesn't live there. the down stairs needs a lot of work as in it looks like a dirty frat house (looked in through the windows) there is trash everywhere and the walls have years of cigarette smoke on them. the foundation looks good, HVAC too (was able to get into the basement since there is a exterior entrance. however the brother has convictions for "criminal property damage" so I guess my concern is him taking a bat to everything/ ripping out plumbing, and the numbers not working with 70K in damages.

Even in states that have legalized marijuana you cannot grow beyond personal use without proper permission.It is not legal in my state, but if it was, I would view it no different than cigarettes or vaping.

Once vacant, the house will need at minimum, duct replacement, refinished floors and fresh paint throughout to rid cigarette smoke and cat smell before moving in.
