I just started looking into real estate investing, so I may not be able to help you on that front... however I have more student loans than you do (darn chiropractic school) and I would think they would go by your monthly student loans.  

We both work as nurse practitioners, so at least for now this will be something we do on the side.

Some general practitioners do real estate transactions, but they will not likely understand your specific needs.

I am also an entrepreneur who recently soft launched a beauty specific real estate website: Think of Zillow/Loopnet  exclusively for beauty practitioners. 

For example, when you are looking for a doctor, you would narrow that search down to a specialty, like a cardiologist, general practitioner, or orthopedist.

Of course it helps to be a practitioner of the strategy on the borrower and originator fronts so I get to see how things are working from two different angles and tweaking product and strategy on a continual basis.You dont need the AIO or all in one loan to implement the strategy though however the AIO makes your life a lot easier with the auto sweep checking account as opposed to what I do where I have to manually ACH over money into my commercial line.Good luck on implementing this strategy too Lincoln.

In this regard, you should have access to Canadian practitioners (local Canadian Attorneys, Accountants) that are very familiar with the cross border structuring aspects of real estate investments inbound to the US.I do mostly non real estate outbound structuring work (US into Canada) not inbound work, so I will defer (as I do in my actual work) to an inbound Canadian expert who in this case should do a lot of work with real estate structuring.

Like many things wholesaling started with a legitimate purpose and was practiced by knowledgeable, successful, and established practitioners who (1) provided liquidity to an illiquid market (2) offered to buy properties needing too much work to be financed and (3) offered to make a market in low price properties or in low income areas where brokers didn’t want to practice.
